NAR's CRT did a survey for the year 2006 in regards to real estate technology. Here are some interesting results for websites.

The Center for Realtor Technology did a survey for the year 2006 and were able to find out the following:

65% of respondents said that they have a website.

The largest quantity of respondents stated that they first got a website in the year 2000 or earlier. (24%)

25% spent more than $1000 to build their website.

24% spend over $1000 per year on their website.

21% we’re satisfied with the amount of leads their site generates.

What does this mean?

Over 75% of respondents either built their website themselves or purchased a cookie-cutter template.

35% of respondents aren’t taking the advantage of having a website.

79% probably did not hire an online marketer to market their site online.

Where do you fit into these statistics?

If you already have a website, it may be time for a redesign and/or some online marketing. If you don’t have a website and are ready to take advantage of having one, consider Collins Internet to build it for you.
Dangers of reciprocal linking of Real Estate web sites.
Understand how you can get into trouble and start losing web site visitors.

Reciprocal Linking Strategy
The reciprocal linking strategy (you link to me and I’ll link back) seemed to be the best online marketing plan for Realtors. The concept is basically to get as many links to your site as you can to get high on the search engine rankings. Some found success with this. But after Google’s spam team department found their web sites, they were kicked off of Google and out of the search.

Why?
Let’s say that Realtor A wants a higher ranking for their web site. He contacts Realtor B in New Jersey who just so happens to want a higher ranking for her term. They both add each other’s links to their “Links” page. This process continues with many different Realtors from different locations. Soon enough Realtor A has over 100 links on his “Links” page. This unfortunately looks like spam to Google. It’s also not very attractive for Realtor A’s site visitors either, considering it’s just a long page of links.

Now what?
Because of this horror story, some internet marketing companies don’t want anything to do with real estate web sites. Although only those who participated in over reciprocal linking were the ones who where punished. Reciprocal linking isn’t a bad thing unless you over do it like the example above. Consider looking into a Real Estate Web Marketing company with a good linking strategy.

Imagine for a second that everyone in the world was exactly the same with very small minor differences. They would be the same height, weight, build and even have the same voice.

What would set them apart from you?

Back in the days of the internet boom, it was the thing to have a web site to get ahead of the competition. Web design companies catering to real estate professionals took full advantage of the situation. These firms began to offer cookie-cutter sites. A cookie-cutter is a common template that is used on all of the sites they sell. Every site produced by these companies is a slightly modified copy of the original.

As a result, these companies became very profitable, but leaving Realtors, agents and brokers with a generic web site that is an exact clone of their competitors.

These real estate professionals gained, if any, little success online and their opinion about having a web site was faltered. Many of these people thought by just having a web site, no matter what it looked like, would give them instant success. What most people don’t realize is that a web site is an investment. By investing your time and your money into a devoted real estate web site company, you are increasing your chances for success online. By having a unique web site, you are sending a message to your future clients that you are different from the rest of the pack.

IDX is an acronym for the phrase “internet data exchange.” This term describes the online website presence that allows internet users search and review real estate listings for property or homes. This type of access to real estate listings is available publicly- so anyone can enjoy the benefits.

This kind of review of real estate is usually much less detailed than other real estate sources. However, users can freely browse multiple listings with incredible ease and haste- which is the biggest appeal to the IDX business today. An IDX website is usually the first thing users consult before going to a realtor’s office, since more information can be gathered faster before arriving at a few select choices of property or homes.

The IDX is slowly being replaced by a new internet listing display for realty- which is the virtual office website. The VOW is being formed by the National Association of Realtors, to provide a more stable and regulated program of listings. This type of regulation helps ensure that current website owners do not try and scam visitors, or give falsified information that could lead to a dispute.

Currently, there are certain rules and regulations already in place for IDX website owners. The choice between VOW and IDX is certainly based on a few specific factors that should be reviewed before pursuing any type of business of the two. For users, the service makes exchanging data over the internet a breeze. For website owners and realtor boards, it is a great way to reach potential customers.

With the increasing technology advances, more and more people are obtaining the internet. This type of business is expected to grow, as a result. For this reason, both customers and entrepreneurs or realtors alike will benefit from this type of service in the future to come.

IDX solutions are provided with each real estate web site design.

Having a presence on the internet is one thing, but being found is a completely different story. There are certain elements in the formula for a successful real estate web site. This formula consists of: Web Site, Traffic, Plan of Action and Future Business.

Web Site

Having a web site on the web is just the beginning. It doesn’t matter if it’s the best web site in the world, what only matters is that it is getting the point across to your visitors. REMEMBER: Content is Key. Make sure that the content on each page is relevant to the point you want to get across. Having good relevant content is crucial in search engine rankings.

Traffic

Imagine that you have printed up 1000 brochures. Distributing your brochures is the next step in order to have someone look at them. The same goes for a web site. If your site isn’t “distributed” properly, then how will visitors see it? Each day potential leads use search engines such as Google to find property. There are currently three search engines being used by consumers; Yahoo!, MSN (Live) and Google. If they were to type in “your city real estate” would they find you within the first three pages? If not, you have a couple of options. Option one; you can use Pay-Per-Click advertising. PPC is targeted advertising where you pay only if someone clicks on an ad to your site as opposed to paying for the number of impressions your ad gets. Option two; get your web site optimized. Optimization is the process of “tweaking” your web site for better search engine results.

Plan of Action

Now that you are getting web traffic, what will they do on your site? Let’s say that they find a piece of land that they are interested in. What then?

Call us today for more information

Fill out this form for more information

Signup to receive alerts of new properties

Etc.

Future Business

When you put the formula altogether, you will get future business. This in turn, can lead to more future business (word of mouth, etc.).

No matter how you try to add it up just remember:

Web Site + Traffic + Plan of Action = Future Business

When you have a web site that is not doing to well, it’s time to take the next step.

Collins Internet Marketing offers search engine optimization services for realtors, agents and brokers.
